About the Project

Our entry in the NYC Big Ideas for Small Lots competition was an exercise in sustainability and creative use of unconventional small lots. The unique challenge was to maximize living space within the existing constraints of zoning, and create contextual, sustainable, and ultimately livable homes. A completely open ground floor stretches from the front to the rear lot lines and encourages social engagement while providing unique open spaces that help alleviate certain restrictions that come from compact living. “Rethinking density, context & quality of life using a contextual screen to keep existing street walls aligned, we are able to setback a modular structure that allows us to work within zoning base heights, maximum heights & required setbacks. A completley open communal ground floor stretches from the front to roar lot lines and encourages social engagement and gathering while providing a unique open space that helps to alleviate certain restrictions that come from compact living.”

    The facade design of the narrow lot prototype is characterized by a modern yet contextual approach. A delicate screen on the exterior maintains the alignment with the street walls, integrating the building seamlessly into the neighborhood. The screen also provides privacy while allowing light to filter through, creating a sense of transparency and openness. Modular elements in the facade maximize vertical space, while the setback design respects zoning constraints, creating a structure that harmonizes with its surroundings while pushing the boundaries of innovative urban housing.
