About the Project

345 East 17th Street is a 13 story ground-up residential development located in Manhattan’s Gramercy neighborhood. The project introduces a refined modern addition to a historically rich streetscape, balancing contemporary design with contextual sensitivity.
The building includes a mix of market-rate and affordable housing, with a carefully planned layout that encourages community engagement.
A double-height lobby and a shared second-floor amenity space facing the street extend the rhythm of the block while enriching the pedestrian experience. Additional amenity spaces throughout the building, including landscaped terraces and lounges, offer residents a variety of social and leisure environments within an urban setting.

The façade design takes cues from Gramercy’s architectural fabric, reinterpreting its traditional proportions with modern restraint. Brick and metal detailing establish a timeless material palette that grounds the building within its context, while refined vertical elements emphasize its slender profile between adjacent structures. Large, deeply set windows enhance the play of light and shadow across the façade, bringing depth and texture to the exterior.
