About the Project

StudioSC was commissioned to lead the design on this 16 story building, reworking an existing warehouse in lower Manhattan and adding 12 additional floors above in a modern tower. The concept was to renovate and restore the existing facade while creating new residential programming within. A narrow, well-lit garden entrance was created within an existing gap between the existing building and the neighboring structure. The new tower was designed using terra cotta panels to tie in with the old brick structure below in texture and create a balance between old and new.

The narrow footprint of the building enhances its verticality, offering a striking presence on the street while the use of modern materials establishes a timeless aesthetic, a seamless connection between old and new. The terra cotta panels used in the facade mirror the texture and warmth of the original brick structure below, blending contemporary design with historic character.
