This large scale commercial building is located next to an elevated subway line, giving this site an added layer of complexity. STUDIOSC was tasked with designing the exterior and interiors. Our concept was to create an elegant but visually strong base which would act as an anchor for the stepping setback facades above. The lighter brick and streetscape lighting gave a counterbalance to the utilitarian subway tracks that are directly adjacent to the lot. The darker, metal paneling on the upper stepped façade allows that massing to break from the base as it moves away from the subway lines.
